w do you determine the price you will offer for my house?

A: Your HomeVestors representative will take a variety of factors into consideration when formulating an offer on your house, including:

  • The condition of the house
  • The extent and cost of renovations required
  • The time required to complete the renovations
  • The value of the house once renovations are complete as compared to other houses in the same area
  • The costs in real estate commissions to market the house once renovations are complete
  • The costs of insurance, utilities, taxes, loan payments incurred to buy the house, and maintenance while the house is being renovated and on the market.

Q: Do you buy condos or townhouses?
A: We buy houses, condos, townhouses, duplexes, multi-tenant buildings, and some commercial properties.
 

Q: Do you buy mobile homes?

Should I Use A Real Estate Agency?
A: Real estate Agencies typically charge a 6% commission on the sales price of your home and cannot guarantee the home will be sold.  Also, if you have no equity you may be required to bring cash to the closing.

Q: How Much Money Can I Expect To Get From My Home Sale?
A: There are many factors to consider when determining home prices.  Geographic location, market volatility, the condition of your home all play into the price.

How Do You Determine The Amount You Will Offer For Our House?
A: There are many things to consider including the condition of your property, the extent and cost of the renovations required, when we will be able to complete these renovations, and the value of the repaired property relative to comparable properties on the market in the same market.  Other things we think about are the costs of real estate commissions to market the home, the potential cost of insurance, utilities, taxes, and loan payments associated with the home purchase, and any maintenance fees we might generate while renovating your home before we resell it.

Who Uses Your Services?
A: We work with anybody who wants to sell their property.  You might need to move due to a job relocation situation and don't have the time to fix-up your home and wait for it to sell.  If you have already relocated and are having to finance two house payments you may want to sell one of your properties in a hurry.  Maybe you are going through a divorce, bankruptcy, or just behind on payments.  Perhaps you are tired of dealing with tenants, or dealing with an estate sale. Using a Real Estate Investor to help you liquidate can be a useful solution in all of these situations.

What Do You Mean By “Any Condition”?
A: We buy homes regardless of condition, close the deal, and then fix the property up for resale later.  You are able to move along with your plans as soon as the deal is closed and we will worry about fixing things up after the closing.

What If I Am Behind In Payments Or Going Through Foreclosure?
A: If you are behind on payments or in foreclosure now is the time to make a move!  You still have options that you should consider.  In most cases, we may be able to have your house sold before the foreclosure even happens.  Or, we can arrange to buy you some time by delaying the foreclosure date.

If You Buy Before Foreclosure, Is There A Way To Save My Credit?
A: If you are in the Pre-Foreclosure stage you have to know your credit has already been damaged but your credit will probably be saved if we can close before the foreclosure.

How Long Will It Take To Sell My House?
A: The process can take as little as 3-4 days from the time we connect with you.  However, it can take longer depending on the condition of your home, where you are located, the way we will buy your house, and when we settle on the price. During our consultation with you, we will evaluate your situation and let you know how long we think it will take to sell your home.

Do You Only Buy Homes?
A: No, we are interested in buying any type of property.  In addition to homes we buy commercial property, apartments, duplexes, town homes, condominiums, beach property, office buildings, farms, lots and land, or any other structure that has land deeded to it.  The size doesn't matter; we buy brand new properties or those that need a little face-lift.  The only situation t does not work for us are cases where homeowners do not have the land deeded to them, like a mobile home that is part of a mobile home park.

What If I Already Have A Real Estate Agent?
A: Go ahead and contact us and we can discuss the specifics of your situation. Sometimes you can talk with your Agent and have them exclude us from the listing. When you do this we can work on selling your property at the same time the Agent is working to sell. How good would it be to have two companies working for you simultaneously?

I Have Already Listed My Property With A Real Estate Agent.  Will You Still Purchase It?
A: Yes, it does depend on the price.

If I Have Moved Out Of The Area Do I Have To Come Back For The Closing?
A: Probably not, we may be able to handle it for you, the closing attorney can help us with this.
